AI Tools

Test mode

The paperwork side of commercial real estate, handled.

Leases, amendments, closing statements and City Hall agendas are read by AI in seconds. TRI’s own deals become comps and BOVs, renewals get drafted for review, and the dates that matter are tracked so nobody has to remember them.

Built for TRI Inc REALTORS by Ben McAlilly. Everything below runs on samples you can click through.

A 15-minute tour

Start at the top, or jump to whatever you need. Each page has its own tips at the top.

  1. 1

Value a property from TRI’s own deals

TRI’s comp spreadsheets, closing statements, offering memorandums and leases become one searchable comp database. Each comp prints as a short-form abstract, and a draft broker opinion of value takes about a minute.

Try: Draft a BOV → Fill in an example → Draft the BOV. Or click Abstract on any comp.

  2. 2

Know where every lease stands, and draft the renewal

Drop in a tenant’s lease and amendments and get the lease as it stands today: expiration, options left and when notice is due. The writer drafts the renewal, amendment or addendum; Martha sends it to Clay for review, and Clay approves it.

Try: open the Sample lease file, click Draft an amendment, then Send for review.

  3. 3

Read a lease in 30 seconds

Rent schedule, renewal and notice deadlines, operating expenses and the clauses to watch, from any lease PDF.

Try: click Try the sample, then Save to lease tracker.

    Never miss a lease date

Every option, rent bump and notice deadline across the portfolio in one list, with reminder emails ahead of each one. AppFolio rent rolls import in seconds.

Try: Import AppFolio rent roll → use the sample.

  5. 5

    Find deals before they’re public

Every morning it reads city and county agendas and planning minutes across north Mississippi, from DeSoto County to Starkville and Columbus, plus local business news. Each project is matched to its parcel or address, scored for TRI, and given a drafted first call.

Try: click a red pin on the map and read the lead.

  6. 6

Website chat that turns visitors into leads

Answers questions about TRI’s listings around the clock, suggests matching properties, and hands the lead to the right agent with a follow-up email.

Try: open the chat in the corner and ask “What retail space do you have available in Tupelo?”

Good to know

This is test mode

Emails that would go to TRI staff (lease reminders, review requests, the morning radar) go to Ben instead, so click anything you like.

The website chat is live: a lead goes to the assigned agent with Clay copied, and the visitor gets a follow-up at the address typed. Put “test” in the name to send it to Ben instead.

Records marked Sample are made up.

The passcode

The first time a tool runs, it asks for the passcode Ben sent you. It’s remembered until you close the tab.

Your documents

You’re welcome to try a real TRI lease or deal file. Documents are read for that request only and are never used to train AI.

Anything you save is kept in a Google Sheet that moves to TRI’s own Google account at launch.
